Building envelope problems rarely come from one bad product. They come from interfaces: window-to-wall junctions, roof edges, penetrations, movement joints and transitions between trades. Design details are often incomplete, submittals are approved without checking continuity of the air and water barriers, mock-ups are skipped to save time, and field tests are specified but carried out too late, on the wrong areas, or without clear pass criteria. In hot and humid climates, high temperature differences and dust add to the problem, and defects appear as leaks, mould, high cooling loads and damaged finishes.

This programme follows the envelope through the project life cycle. It moves through five stages: understanding how the envelope controls water, air, heat and vapour; reviewing design and submittals for continuity; inspecting installation and mock-ups; planning, witnessing and interpreting field tests; and diagnosing defects in existing buildings and closing them out.

Built on recognised practice. The programme references widely used standards and guidance, including ASTM E2813 and ASTM E2947 on building enclosure commissioning, ASTM E779 and ISO 9972 for whole-building air leakage testing, ASTM E1186 for air leakage site detection, ASTM E783 and ASTM E1105 for field air and water testing of windows and curtain walls, the AAMA 501.2 field water hose test, and ASTM C1060 for infrared inspection of envelope insulation. Participants learn how to specify and apply them on site, not only what they say.

Decisions this programme improves. Which envelope details need a mock-up or a performance test; when and where to sample installed work for field testing; how to set clear pass and fail criteria in the specification; whether a failed test indicates a local defect or a systemic problem; what remedial work and retesting to require; and which evidence to keep for handover and warranty.

How it is delivered. Twenty hours across five sessions, built around one running case: a mid-rise building with curtain wall, punched windows and a flat roof, followed from design review through mock-up testing and field inspection to a leak investigation after handover. Participants review details, prepare an inspection and test plan, interpret test reports and thermal images, and write a defect close-out report.
