The Comprehensive Property Management Program
Poorly managed property loses value quietly: through vacancies, arrears, disputed service charges, deferred maintenance and tenants who leave at the first chance. This programme gives property and facilities staff a complete working framework for managing residential and commercial property, covering leasing, tenant relations, maintenance, finance, reporting and compliance.
Property management is often treated as rent collection and repairs. In practice it decides whether an asset keeps its income and value. Common problems include leases that are not tracked for renewals and rent reviews, service charges that tenants cannot understand and dispute, maintenance that is only reactive, weak budgets and owner reports, and inconsistent handling of tenant complaints. In many organisations the property, facilities and finance teams work from different information.
This programme covers the full property management cycle. It moves through five stages: the role of the property manager and the owner's objectives, leasing and tenant management, maintenance and facilities management, the financial management of properties, and reporting, compliance and professional conduct.
Built on recognised practice. The programme references internationally used professional guidance, including RICS professional standards on property management and service charges, the International Property Measurement Standards (IPMS), ISO 41001 for facility management systems and ISO 55000 principles for asset management. Local tenancy laws, strata or jointly owned property rules and real estate regulators are discussed in general terms, with participants mapping their own jurisdiction's requirements.
Decisions this programme improves. How to set and review rents and lease terms; how to prioritise maintenance spending; how to structure a service charge budget that tenants accept; when to act on arrears; which services to outsource; and what information an owner needs each month to make decisions about the asset.
How it is delivered. Twenty hours across five sessions, built around one running case: a mixed-use building with residential units, offices and retail, facing vacancies, a service charge dispute and an ageing plant. Participants prepare a lease schedule, a maintenance plan, an operating budget and an owner's report.
